What do I do if I live in a strata complex?

What do I do if I live in a strata complex
In light of recent events, like all Australians we’re taking the situation day by day and acting appropriately to the evolving circumstances. We’re focused on receiving the most up to date information from both banks and government bodies so that we’re prepared to appropriately assist you in this ever-changing situation, whilst ensuring the health and safety of our clients, contractors, partners, community and our team.

We’re here to help fellow West Australians continue with wherever they may be in their property journey and acknowledge that although we’re experiencing the same global impact, we’re all experiencing our own real and unique circumstances which need to be handled appropriately.

At the moment, we’re focused on helping residents and occupiers living in a strata complex understand their unique situations from a real estate and health perspective, and where we can lend a helping hand to those who need it.

We encourage you to stay extra vigilant around personal hygiene in common areas, showing respect for others by putting your rubbish in bins and using any sanitation provided as well as washing your hands regularly. In close spaces like lifts and stairs, give others using the area appropriate space. We have given our cleaners focused areas for cleaning such as elevator buttons, handrails, door handles and counters. Government approved guides are now featured in all of our buildings.

Here at Realmark, we are equipped with the infrastructure to host meetings via video conference. Although the Strata Act still requires General Meetings to be conducted face to face, Strata Communities WA has advised members to hold meetings via video conference. We are now holding these meetings along the lines of a normal strata General Meeting, however, we must be able to physically view each owner via camera or have a signed Proxy Form to validify votes, decisions will be noted as to be ratified later. We will be reviewing our agendas and prioritise essential operational items and we may push other items back to a later date if required.

Where a face to face General Meeting can be accommodated with appropriate social distancing, we are proceeding with those as well.

Virtual meetings were contemplated under the new legislation and regulations for Strata, and we hope to be able to proceed with these on an ongoing basis into the future once the regulations are passed. To view the media release from SCWA about meetings please follow this link https://www.strata.community/newsletters/id/842/.

If you require maintenance which affects your property and are in quarantine, have visitor restrictions in place or have closed your premises, please advise us upon placing your maintenance request so we can act on the situation appropriately or update us if this situation changes.

At this stage, our offices are still open and we’re available should you need to pick up or drop off keys.

Yes, we’re still here to manage your complex. We will do this with your best interest in mind, in line with industry guidelines and official guidance from the WA and Australian government.
