Perth Set to Improve and Attract Buyers.

Perth to Improve
We could see that the current median price in Perth now makes living and investing in property highly affordable and this attractiveness will, in turn, lead to a resurgence in buyer activity in coming quarters, just as it has occurred in previous Perth property cycles.

National property advisor Anna Porter has chosen Perth as one of four cities around Australia as likely to achieve the highest price growth over the next five years.

The qualified property valuer, who also holds degrees in Land Economics and Urban Estate Management, told www.therealestateconversation.com.au that she believes the smaller cities around the country were more likely to outperform the bigger Melbourne and Sydney markets.

“I expect Adelaide, Brisbane, Canberra and Perth to experience the strongest price growth over the next three to five years compared to suburbs in once-booming Sydney and Melbourne,” she said.

“The strong growth in Adelaide and Brisbane will come from strong job creation, infrastructure spends and high levels of buyer demand as well as the major public projects for Brisbane.

“There’s also renewed confidence and great employment opportunities in Perth, leading the way for long-term property opportunities.”

Mrs Porter had already put Perth on her watch list for places to invest at the beginning of the year commenting that she thought “there is real opportunity in the back half of the year to see that as a good buying area.”

Her advice for getting into the property market? Do your research.

“The key for anyone looking to get their head around a market is to look at vacancy rates, median price movements over the past 12 months and the median number of days on market alongside a whole lot of other statistics,” she said

Realmark Group Managing Director John Percudani said it was always prudent to do your homework before jumping into any investment.

“Arming yourself with the right information, sales history and property report tools will go a long way to helping you choose a property with good growth opportunities,” he said.

“Making connections with the right real estate agent who really understand the local suburbs they work in and the real estate trends that occur within that micro-environment is a great step towards properly understanding the demographics, fluctuations, market pressures and buying trends of a particular area.”
