Property Management and Making the Most of Your Tenancy

Not all tenancies are a match made in heaven. Unfortunately, some tenancies can end in disgruntled terms requiring that agreements are terminated. The following are situations that are best resolved by Property Managers who are trained, equipped and prepared with their professional training and expertise to resolve them.

1.When there is financial stress

One of the most frequently occurring issues in a rental breakdown is that of financial challenges for one of the parties. This can be caused by loss of work, changes in personal relationships or large unforeseen occurrences. This becomes a problem when people who have agreed to a lease find themselves in the position, no longer able to meet that agreement.

Additionally, a landlord may find themselves needing to adjust the current rental agreement. This may come from a shift in their loan repayments, equity changes, or the effects of the rental market.

2.When damage has occurred to the property

Unfortunately, damage to a property of any kind can occur relatively easily. This becomes a more significant problem when the property is a rental. Ultimately, it is the responsibility of a tenant to maintain the property to ensure the longevity of the rental agreement and avoid the loss of bond. Not to mention avoid creating any unwanted tension between the parties.

3.Simple and clear maintenance

Maintaining a rental property can fall into a grey area, in the sense that tenants are responsible to ensure the property is well looked after, while the owners need to provide a functional home. Complaints and requests can become long-winded and time-intensive for owners to have to deal with. Not putting these repairs or preventative measures in a position of priority can cause inconvenience and concern for tenants. However, depending on the issue and the cause, some faults may be the tenant’s responsibility, and then also the financial burden. These conversations can become heated and create a serious strain on the tenant/owner relationship.

4. Choosing the right tenants

For an owner, choosing the right tenants is often a very timely job, that can go very wrong if not done properly and with care. A poor choice in a tenant can throw an owner’s world into upheaval, constantly playing catch-up and putting out fires.
