Emotion holds value in commercial property

The expectations of commercial property investors are changing as businesses look to secure an advantage in attracting staff to their place of work.

That’s according to Australian Property Council WA Executive Director, Sandra Brewer.

Ms Brewer highlighted the significant shift while speaking at Realmark’s recent Evoke event.

“Commercial property has come from a proposition of being how many square metres of floor space do you need, to what amenity or what services do you need in place to attract your workforce and to make it comfortable and alluring for them to be there each day,” she said.

“It's quite astonishing to see the way commercial building owners are shifting the way that they market their product. It is more about how the building makes you feel and the opportunities that can't be listed really in fact points.”

Realmark Commercial industrial director, Wayne Chorley, has noticed the change.

“The competition for talented people is extremely tough right now, and the intangible qualities of a workspace – the emotion it can evoke – are key holders of value in a property,” said Mr Chorley.

“At Realmark Commercial, we work closely with sales and leasing clients to establish this mindset and market a property accordingly.”

Ms Brewer highlighted sustainability as one of these key factors influence commercial property clients and their employees.

“Measuring sustainability will be a really big part of property technology in the future. What are the emissions from this building how much carbon is embodied in the actual construction, what is the ongoing carbon emissions?

“Clients will be demanding that, because they've all made their own net zero commitments.”

Realmark Commercial director of facilities management, Laura Morse, agrees.

“I believe the future will see meticulous analysis of a building’s ecological footprint, as awareness of the importance of a responsible pathway forward is growing every day.”

To accommodate the changes, the skillset of a commercial sales agent or property management team must expand.

“It’s a message to the whole industry,” said Realmark managing director John Percudani.

“Whether it's in the commercial sector or the residential sector you're going to have to raise your competency, because there this expectation that you will need to be able to accommodate these needs.

“It's not no longer about meterage or bedrooms and bathrooms, it's about actually being able to address the emerging needs of customers.
